Mortgage FAQ

Start with the question you already have.

Every answer is educational. Your eligible options depend on a complete review.

How do I know which mortgage program fits me?

Start with your goals, timeline, available funds, credit profile, income documentation, and property plans. Louis can compare eligible options side by side; the best fit is determined only after a complete application and review.

What is the difference between pre-qualification and pre-approval?

A pre-qualification is generally an early estimate based on information you provide. A pre-approval typically includes a more complete review of credit, income, assets, and documentation. Neither is a commitment to lend, and terms remain subject to underwriting and property review.

Can a first-time buyer purchase with less than 20% down?

Often, yes. Conventional, FHA, VA, USDA, and assistance programs may offer lower-down-payment paths for eligible borrowers. Mortgage insurance, funding fees, income limits, location rules, and other conditions can apply.

Should I refinance or use a HELOC?

A refinance replaces the existing mortgage, while a HELOC is usually a separate revolving credit line secured by the home. Compare the rate structure, closing costs, payment, access to funds, timeline, and how long you expect to keep the financing.

Do VA loans require a down payment?

Eligible VA borrowers may be able to purchase with no down payment, subject to entitlement, lender requirements, appraisal, underwriting, and program rules. A VA funding fee may apply unless the borrower is exempt.

How are mortgage rates determined?

Rates can change daily and are influenced by market conditions plus loan-specific factors such as credit, property type, occupancy, loan amount, down payment, and program. The useful question is the total scenario—not a rate viewed in isolation.

Can self-employed borrowers qualify for a mortgage?

Yes. Qualification depends on the loan program and documented ability to repay. Tax returns, bank statements, profit-and-loss statements, assets, or other permitted documentation may be considered depending on the program offered.

How long does mortgage approval take?

Timing varies with the program, property, appraisal, documentation, and responsiveness of everyone involved. A well-prepared file and clear communication can reduce avoidable delays, but no closing date can be guaranteed.
